What is ForestEDGE?
A premium farm plots, villas & retreat community located in a picturesque valley near Shoolagiri, surrounded by lush forests and hillocks.
ForestEDGE is just 1.5 hours’ drive from major residential hubs of Bangalore, with superb connectivity via NH44 towards Hosur. Approx 65 km from Whitefield / Silk Board as a reference point.
ForestEDGE is a 5 Acres project, which makes it an exclusive & niche project, with only the discerning few as owners. It has 17 plots of approx. 10,000 sq ft each & approx. 40,000 sq ft dedicated for common areas

Is the land legally clear?

Yes, the project has 100% clear title endorsed by an experienced team of advocates. Documents include:
– Original Patta & Sale Deed
– Latest EC up to 30th June 2025, Formal Legal Opinion report
– Historical chain of all documents dating back to 1962

On request, we can show these documents to the prospective buyers.
Saurabh Grover, promoter of EDGE Builders & Developers is the owner of the land. He lives in Bangalore and he is an Engineer & an MBA by qualification. He has worked at leadership positions in Automotive companies like OLA Electric, Piaggio, Volkswagen etc. This is his flagship project in real estate development & he is driving it very professionally and not just passionately. He owns a villa very near to this project, which he constructed over 2 years & currently it is managed by Stayvista as a vacation home. He also owns & runs a commercial residential building in Bangalore with premium studio rooms, which was constructed by him in 2022. Overall he has over 40 room keys & approx. 10 Acres under his management in 5 projects.
Yes, after full payment, a registered Sale Deed will be executed in the buyer’s name. Eventually Patta is released typically within 15 – 45 days. All plots come with clear title, parent documents, patta, and proper registration. Buyers get full legal ownership, just like agricultural land. So there is no issue in future resale or transfer.

DTCP approvals are generally needed when developers cut land into small housing plots (1,200–2,400 sq. ft.) for dense residential colonies.

This is not a housing colony – it’s a premium farm land concept. That’s why you’re getting such a large 10,000 sq. ft. plot, with legal registration and full ownership, at a very attractive price point. It’s designed for those who want a weekend retreat, greenery, and long-term appreciation.

As farm land owners, you can construct a farmhouse within upto 10 – 20% of the land area & upto G+1 construction, leaving about 15 feet set back from all 4 sides. Once house is constructed, we will get the owner an OC for approx. 20,000 INR & House Tax of 1100 INR per year is to be paid. And we will also get panchayat NOC to operate the house as Home Stay and give to companies like StayVista or Jade Villas and get healthy income from it. The payable amount for this is about Rs.10-15,000

What is the typical plot size?
Approx. 10,000 sq. ft. (about ¼ acre) / 23 cents. Total 17 plots in the project out of which 5 are taken by a strategic investor, 6 are already booked and 6 are available as on 10th Nov. Kindly ask for availability as on date.

Internal road and plot markings are expected to be over by end of Nov 2025. Borewell water storage tank, bio fencing of all plots is expected to be over by Mar 2026. Road side trees plantation, café work will be ready by Jul’26. And Lifestyle amenities will be development will start from March 26 and will take about 8 – 10 months to be completed.

At a distance of about 2-3 km, basic grocery is available. At 8 km (10-12 min drive) in Shoolagiri everything is available including white goods, restaurants like McDonalds / Udupi etc. At about 20 km (20-25 min drive), restaurants like Empire, Starbucks, KFC are available on the highway. By August 2026, ForestEDGE will have its own forest café operational.

Investment & Returns

What is the price of the plots?
Currently priced at ₹499 per sq. ft. – approx. ₹49.9 Lakhs for a 10,000 sq. ft. plot, as of 1st Nov 2025

Early investors benefit from pre-launch pricing. With strong infrastructure development in Hosur/Shoolagiri, significant appreciation is expected. The 2 units are now available at Rs 499 sqft, followed by next 2 units at Rs 599 sqft and last 2 units at Rs 699 / sq ft.  Total 6 units are available out of 12 units. Upper block of 5 units are taken by a single investor, who might sell at his price to individuals at a later stage in 2-3 years time, which could be upwards of 1000 / sq ft.

Returns in real estate get realized in mid and long term only. During bull markets / market rally situations like we have seen from 2021 till 2025, real estate gave returns in short term as well.

Yes, you may construct your own concept villa or opt for our curated villa plans. One can build upto 10 – 20% of plot size i.e 2000 sq ft and a ground + 1 type of RCC / Bricks based home can be made.

Example: A 3BHK premium concept unique ready to use villa of about actual 2000 sq ft size, with white goods, interiors & upholstery, with swimming pool & landscaping etc will cost approx. 100 Lakhs. Assume plot price as 50 Lakhs. We will get you a tie up with Stay Vista / Saffron Stays / Jade Villa and assuming they are able to get 10 Rental days per month at ₹25,000/day, the monthly collection will be 2.5 Lakhs. Considering all costs as 40% (20% platform fee & 20% other operating costs including care taker salary, electricity, water etc,) the monthly costs would be approx. 100k. The equation will translate into a monthly net earning of 1.5 Lakhs which is 18 Lakhs per year on an investment of 150 Lakhs, which is 12% . These are conservative projections for consideration on safer side.

Versus highly competitive introductory limited time & inventory offer price of plots at ForestEDGE at only 499/- . Once developed, the prices will comfortably rise up to 800-1000 per sq ft over next 2-3 years timeframe.

More importantly, all other players take 100% of the payment in one single shot making it a larger cash outflow in a very short time versus ForestEDGE which has 2 convenient & flexible payment plan options, spread over 12 months from the date of booking.

We are a new brand & a recent entrant in the market. We need to establish ourselves and rather than spending money on marketing campaigns, we are offering a competitive price to our customers, which in turn will become our brand ambassadors and get us their friends through word of mouth.

We also want our early investors to reap profit by investing at lower price points and when we catch up with market oriented prices, they will benefit and invest with us in our next project. We believe that a customer who has invested 50 Lakhs with us has the potential to invest 5 crores in a lifetime. If we give them good returns, they we will invest more with us, which will benefit us more.

ForestEDGE is reached via a village road and is about 600 m away from tar road. That is another reason for our low price. In 2-3 years, the village road will be upgraded to a tar road and that will bring the prices at par with other projects. We are monitoring & influencing this aspect slowly but consistently with local parties.

It is our flagship project & is small in size and since we need fund to procure about 20-30 acres land for ForestEDGE – 2 we are offering a competitive price, sell faster and complete the project even fast and start focusing on new project from July’26 onwards.

Buying Process

What is the booking process?

– Select a plot & sign the booking form
– Choose payment plan (Super Saver or Super Smart or Super Easy)
– Receive allotment letter after booking paying the booking amount & payment receipts
– Execute Buyer-Seller Agreement at approx. 35% payment
– Register Sale Deed on full payment

  1. Super Easy Plan – Spread across 24 months, starting with 7.5% at booking, in 12 installments at an interval of 2 months each. This plan was discontinued on 30th
  2. Super Saver Plan – Faster schedule with full payment in one go within 45 days of booking, with an upfront discount of 50/- per sq ft (5 lakhs).
  3. Super Smart Plan – 35% at booking, 45% after 4 months & rest 20% after another 8 months. Discount of 20 /- per sq ft (2 Lakhs) adjustable in the last installment.
Registration charges (approx. 9% of Total Sale Price) water connection (approx. 10,000/-) & Electricity connection charges (Payable to TNEB, approx. 50,000/-) are extra & payable by customers at the time of application of such services. Regular water supply charges on metered basis will be a nominal charge. All facilities/amenities come with lifetime access and usage is free for personal use only of the resident families.
  1. ForestEDGE knows the prevailing price is 600 – 650/- per sq ft in this area, in ready to use / ready to build farm plots as of Oct 25. ForestEDGE development has just started and as it progresses the price of 499/- will be increased by 100/- every 2-3 months or every 2 bookings. So early investors stand to gain only.

 

  1. The pay over 24 months plans were available for the first 4 units. That plan is discontinued in Sep. Now pay over 12 months plan is available, for the remaining 2 units, which will be discontinued and only pay over 6 months plan will be available for the next 2 units. And consequently last 2 units will be sold on cash & carry / pay & possess basis. The early investors stand to gain from price point of view as well as cash outflow point of view.

 

  1. After selling remaining 6 units and completing the development of ForestEDGE, we will start marketing of ForestEDGE 2, which will be a 20-30 acres project, at a price point of 600-800/- per sq feet. These prospects will also be potential buyers of ForestEDGE 1, which will kick start the resale & exit options for current buyers of ForesEDGE 1.

In an unlikely event, where a customer decides to cancel the booked & or allotted unit, 50% of the paid up money & 50% of the payment due on the date of cancellation, will be retained by the company. The amount due towards the customer will be paid as soon as the cancelled unit is booked again by a new customer or within 90 days, which-ever is earlier. The same terms will be recorded in the Buyer-Seller agreement also.

After a grace period of 15 days from the due date, the Delay payment charge of 0.075% per day is applicable. Which means, if Rs. 500,000 is due on 10th Sep, and it is paid on 15th Oct. Overdue is 20 days after grace period and hence 20 x 0.075% x 500,000 = Rs 7500 is the delay penalty charge. Similarly Early payment cash discount is 0.05% per day & one can benefit from it as it is almost 18% interest.

Safety, Security & Maintenance

How is security managed?
Dedicated security guard in a guard room, plus fenced/bio-fenced perimeter, solar lights in common areas & CCTV in key locations will be implemented.
While ForestEDGE has forest land on 3 of its side, & a mountain on the other, there are no wild animals sited in this area over decades. Monkeys, peacocks & domesticated cows, sheeps etc are seen around. Owners are invited to put a barbwire around their property while bio fencing will be provided by us in the form of common hedge plants.
Yes, estate-level upkeep of roads, landscaping, lighting, and common areas will be provided. It will be chargeable at 3000 per plot per month to cover the expenses, after 1st year. First set of 30-40 trees / plants, will be planted by us for each plot. And 1st year maintenance after taking the possession, will be taken care by us without any cost. The maintenance price will rise in accordance with general inflation and if there is any new scope of work is included.

ForestEDGE is a brand owned by EDGE Builders & Developers and it is just a 8 months old business, started in April 2025. We are in the process of setting up office, website, brand identity & staff hiring. In the next 6 months, significant progress will happen in this aspect as well. We are building a great brand and it takes a while. We are persistent & progressive.

As of now, it is owner family driven company, with only 3 field operation staff on roll.  For Land procurement, legal support, Branding, Architectural work & landscaping development, we are using 3rd party service providers & contractors on need basis.  However, before we start marketing ForestEDGE – 2, a team of 4-5 professionals will be on-boarded in the areas of Business Development, Marketing Communications & Field Operations.

Like all startups, our first investors in ForestEDGE have been friends, friends of friends & ex colleagues. I am personally indebted to them, who have shown confidence & trust in me and we got booking of 6 units in a period of just 3 months. For ForestEDGE-2, our capital will be a mix of fresh Equity, Debts & Profit accruals as it will be a much larger project.
